§ Brief

As an RPSA member, two types of Home Buyer Surveys are offered. In both, detailed information about the property, its defects, its energy performance, conveyancing matters, health & safety issues, environmental considerations and other relevant background.

Buyers reports identify the type of construction and detail defects to building external and internal elements, including roof spaces, along with observations on the safety of services. Outbuildings, garages and grounds are assessed as part of every report.

§ Condition Report

Home Buyers Condition Report.

My Home Buyer Report is the more basic of the two reports — it is more suitable for newer or well-maintained homes. It incloudes general advice on repairs needed, with context photographed, plain-English text runs through every report.

§ Building Survey Report

Home Buyers Building Survey Report.

More comprehensive and explanatory, suitable for unusual, older, historic, extended or poorly maintained homes. I raise notes on compliance with statutory regulations and poor building practice, along with a more detailed explanation of defects and risks, and my advice and options on repairs.

§ Method

What gets looked at.

External elements

Roof coverings (ground-level, with binoculars where needed), chimney stacks, rainwater goods, external walls, pointing, render, windows, doors, outbuildings.

Internal elements

Ceilings, walls, floors, built-in fittings, fireplaces, internal joinery. Checks for movement, dampness and timber defects.

Roof spaces

Where safely accessible — structure, insulation, ventilation, ingress, timber defects, evidence of pests.

Services

Visual checks of electrical, heating, plumbing, drainage. Type, age and visible condition noted.

Grounds & boundaries

Gardens, drives, paths, boundaries, outbuildings and garages — defects that may affect the property or require expenditure.

The report

Delivered in 4–5 working days. RPSA Skyline template, traffic-light condition ratings, 50–100 annotated photographs.

§ Further investigation

I may recommend specialist follow-ups.

In either report I may recommend further investigation — for extensive dampness, structural cracking, elevated health & safety risks, or a lack of safety documents — where advice and recommendations from specialist contractors and trades are essential.

§ Honest use of AI

I only use AI for spelling and sentence-checking.

I write my reports by hand. I use minimal standardised text in individual property reports, and I don't include valuations or market information. Sample reports and T&Cs are available on request.
