§ Energy Performance Certificate

A ten-year statement of how the house uses energy.

EPCs are used to determine the energy efficiency of a residential property (not a new build). A statutory requirement for selling or renting a home, and for some grant applications.

§ Brief

I rate a home on an A–G scale and indicate heating and lighting performance along with the property's CO2 emissions. Where applicable, I recommend energy-efficiency improvements to lift the rating.

Certificates last ten years, but I can replace them to account for any improvements — a new boiler, wall insulation, roof-space insulation and so on. As an accredited domestic EPC assessor with the Elmhurst Accreditation Scheme, I'm qualified to lodge EPCs on the national database.

§ When you need one

The four common triggers.

Selling a property

You must have a valid EPC before marketing a home for sale. Agents cannot advertise without one — I can have one lodged for you quickly.

Renting a property

Landlords must provide an EPC to tenants before letting. Currently, rentals require a minimum E rating; I can tell you where you stand. Under the Goverment roadmap for future renting properties will require a C rating or above from 2030 onwards.

Grant applications

An EPC is often required as supporting evidence for eco-grant initiatives and similar schemes, and I can produce one for that purpose.

Testing improvements

A fresh EPC from me after works — new boiler, insulation, glazing — confirms the uplift and records it on the national database.

Twelve inputs, one rating.

My EPC assessment usually takes 30–60 minutes depending on property size. I make a methodical record of the fabric, the services, and the way the home is heated and lit.

§ Net zero

EPCs are quietly becoming more important.

Use by the Government in support of its net-zero policy, eco-grant initiatives and rental standards means the EPC on your house now does more than sit at the back of a sales pack. It is a small piece of public record that the house carries with it.
